Home Renovations

Historic Home Renovations and Whole-Home Remodels

Renovation at the Scale of the Whole House

Some houses need one room fixed. Others need the whole thing rethought — either because every space is dated at once, or because the house is old enough that the systems and the finishes both need attention. Both situations call for the same thing: one design phase, one permit package, one schedule, and a team that understands how decisions in one room constrain the next. We handle full-house renovations and period-correct historic restorations across Saratoga County.

Our process is best suited for full-room, multi-room, and whole-home renovation projects. We are typically not the best fit for small repairs, handyman work, or quick cosmetic updates.

Historic Home Renovations

Saratoga County's older homes carry details worth keeping and systems that need replacing, and most of the work is knowing which is which. Original millwork, proportions, stair details, and window casings are worth the effort to restore; knob-and-tube wiring, failing insulation, and undersized plumbing are not worth preserving out of sentiment. We restore what should stay, replace what shouldn't, and bring structure, wiring, plumbing, and insulation up to current standards without the finished house reading as renovated.

What's Included

Why Homeowners Choose Us for Historic Work

Knowing What to Keep

The value of an older home is in the detail that can't be bought new. We identify what's original and worth restoring before anything comes out, rather than discovering it during demolition.

Modern Systems, Original Character

Wiring, plumbing, insulation, and structure get brought to current standards. The finished house should work the way you need it to and still read as the house it always was.

Cost-Plus for Unpredictable Work

Older homes hide surprises behind the walls. Cost-plus pricing means when something unexpected turns up, you see exactly what it costs to address rather than absorbing it into a number nobody can explain.

Whole-Home Renovations

Renovating room by room means living through demolition repeatedly and paying for the same mobilization every few years. A whole-home renovation runs on one design phase, one permit package, and one schedule, with each room scoped individually inside the total so you can see what every space costs and adjust before committing. It's also the only way to get a house that reads as one considered whole rather than a sequence of separate projects that happened to occur in the same building.

Why Homeowners Choose Us for Whole-Home Projects

One Project, Not Five

Every room runs on a single schedule with a single point of contact, instead of five separate jobs spread across five years and five different contractors.

Scoped by Room, Priced as a Whole

You see what each space costs inside the total, so you can adjust or defer one room without renegotiating the entire project.

Designed to Read as One House

Materials, finishes, and proportions get coordinated across every space at the design stage — which is the difference between a renovated house and a house with several renovated rooms in it.

How a Whole-House Project Runs

Step 1 — Renovation Consultation

We walk the entire house, not just the room you called about, and map what's structurally possible before anyone starts imagining finishes.

Step 2 — Design & Selections

Our in-house design team develops the plan across every space, coordinating materials and finishes so the house holds together as one.

Step 3 — Scope & Cost-Plus Pricing

You get an itemized scope broken out by room, with transparent cost-plus pricing, so you can see where the investment sits before committing.

Step 4 — Permits & Sequencing

We handle permitting and documentation, and plan the sequence around whether you're living in the house during the work.

Step 5 — Build & Reporting

Consistent updates throughout, with clear reporting on where the budget stands room by room, through final walkthrough.

Quain’s Property Development handled the excavation for my new foundation, the exterior framing, and helped plan the project. He always answered the phone, took the time to answer my questions, gave helpful suggestions, and provided a fair quote. He’s one of the most honest and dependable contractors I’ve worked with in the Saratoga Springs area. Highly recommend.

We had our bathroom remodeled and the workmanship was outstanding! It was on our vacation home and we were 4 hours away but Holly, the office manager, made it effortless with photos sent to help with our decision. The crew themselves were true craftsmen, a job very well done!

We worked with Quain’s Property Development on our kitchen remodel and had a great experience from start to finish. We first met with Justin and Kara about six months before the project began. Kara supported the early stages by helping us think through initial layout and design considerations as we got the project off the ground. Once the project started, Justin managed everything seamlessly. He is a true professional and a clear expert in his craft. His deep knowledge and experience were evident throughout the entire process. I always felt fully informed on where we were in the project, what the plan was for each day and week, and if anything unexpected came up, Justin had already thought through a solution before bringing it to us. That level of foresight and expertise gave us a lot of confidence. Justin is patient, kind, and takes the time to explain things clearly. I never felt left hanging or uncertain about next steps — it was always clear the project was in very capable hands. A special shout-out to Dylan and Sam as well. They worked incredibly hard on site and were just as meticulous and detail-oriented as Justin. I’m very particular, and the entire team treated my many questions with care and patience. We’re thrilled with the final result and would highly recommend Quain’s Property Development to anyone considering a renovation. They truly deliver a start-to-finish experience you can trust.

Justin, Kara and their crew did a fantastic job gutting my old farmhouse and remodeling it. They were very patient with requests to change things often. My kitchen and bathroom came out especially gorgeous and I just love coming home to it now. They saw the potential this house had and made it happen. Look for pics on their website and Facebook! I would absolutely recommend them for any small or large job!

The project we had completed was done with professionalism, precision and care. I am very pleased with the team members I had the pleasure of dealing with. Justin and his team just completed a couple of tiling projects in my home. I could not be more pleased with the process of working with them, and the end result is 10/10! Communication and scheduling was excellent, they cleared the work area at the end of each day, and the work and attention to detail was second to none. I highly recommend Quain’s for any home improvement or renovation project. I’ll certainly be working with them again!

Frequently Asked Questions

It depends entirely on scope and on whether structural work is involved. Combined projects overlap phases rather than running room after room, which is part of why doing it as one project takes less time than the same rooms done separately.
Not always. Sequencing can often keep a functioning kitchen and at least one bathroom available through most of the project. We plan that with you up front, because it affects both the schedule and the budget.
The same transparent cost-plus basis as every project — you pay what we pay, plus our fee. That matters more on historic work, where opening a wall can reveal something nobody could have quoted for. You see exactly what any surprise costs to address.
Yes. Period-correct millwork, casing, and trim detail are central to how a restored house reads. Where original material can be saved we restore it; where it can’t, we match it.
Yes. We manage permitting, documentation, and the required inspections across every phase of the project.
