New Construction
Custom Home Building and Additions in Saratoga Springs
Building New, and Building On
Building from the ground up and adding to an existing house are different problems with the same requirements: design decisions resolved before construction starts, trades coordinated in the right sequence, and a clear picture of where the money is going at every stage. We build custom homes across Saratoga County and Upstate New York, and design additions that belong to the house rather than sitting beside it — both on the same transparent cost-plus basis as every renovation we take on.
Our process is best suited for full-room, multi-room, and whole-home renovation projects. We are typically not the best fit for small repairs, handyman work, or quick cosmetic updates.
Custom Home Construction
A custom home brings every decision forward at once — siting, layout, structure, systems, materials, and finishes all get settled before anything is framed. That's an advantage over renovation, where the existing house constrains what's possible, but it means the design phase carries more weight and more decisions. Our in-house design team works through them with you in sequence, so the plan is resolved before the foundation goes in. We build across Saratoga County and Upstate New York on transparent cost-plus pricing, with clear reporting at every stage.

Why Homeowners Choose Us to Build
Design Resolved Before Ground Breaks
Our in-house design team works through layout, materials, and finishes before construction starts, so decisions aren't being made under schedule pressure with a crew waiting.
You See Where Every Dollar Goes
A custom home is the largest project most people will commission. Cost-plus pricing means the number is explainable line by line, from framing lumber to finish hardware.
One Contractor, Start to Finish
The same team designs it, builds it, and answers for it. There's no handoff between a design firm and a builder where accountability quietly disappears.
Home Additions
An addition that reads as attached is a failure of design, not construction. Rooflines, proportions, window placement, siding, and trim all have to resolve against what's already there, and the work of getting that right happens on paper long before anything is framed. We design additions to belong to the house — matching the original where it should match and departing from it deliberately where it shouldn't — then handle the structural work, the tie-in to existing systems, and the permitting. Common projects include primary suites, expanded kitchens, family rooms, and second-story additions.
Why Homeowners Choose Us for Additions
It Should Look Original
The measure of an addition is whether a visitor can tell where the old house ends. That's decided by proportion, roofline, and material matching at the design stage — not by construction quality alone.
The Tie-In Is the Hard Part
Connecting new framing, roofing, electrical, plumbing, and HVAC to an existing house is where additions go wrong. We plan the tie-in before framing rather than solving it on site.
Permitting and Zoning Handled
Additions change a home's footprint, which brings zoning into play alongside permitting. We manage both so you're not navigating the county yourself.
How a Build Project Runs
Step 1 — Renovation Consultation
We walk the site or the existing house, talk through what you're planning, and establish what's possible structurally and what the county will allow.
Step 2 — Design & Selections
Our in-house design team develops the plan and works through materials, finishes, and detail with you until the drawings are settled.
Step 3 — Scope & Cost-Plus Pricing
You get an itemized scope with transparent cost-plus pricing, so you can see what each phase costs before committing to it.
Step 4 — Permits, Zoning & Ordering
We handle permitting, zoning, and documentation, and order long-lead materials ahead of construction so the schedule holds.
Step 5 — Build & Reporting
Consistent updates throughout, with clear reporting on where the budget stands, through final walkthrough.

Quain’s Property Development handled the excavation for my new foundation, the exterior framing, and helped plan the project. He always answered the phone, took the time to answer my questions, gave helpful suggestions, and provided a fair quote. He’s one of the most honest and dependable contractors I’ve worked with in the Saratoga Springs area. Highly recommend.Posted on Google![]()

We worked with Quain’s Property Development on our kitchen remodel and had a great experience from start to finish. We first met with Justin and Kara about six months before the project began. Kara supported the early stages by helping us think through initial layout and design considerations as we got the project off the ground. Once the project started, Justin managed everything seamlessly. He is a true professional and a clear expert in his craft. His deep knowledge and experience were evident throughout the entire process. I always felt fully informed on where we were in the project, what the plan was for each day and week, and if anything unexpected came up, Justin had already thought through a solution before bringing it to us. That level of foresight and expertise gave us a lot of confidence. Justin is patient, kind, and takes the time to explain things clearly. I never felt left hanging or uncertain about next steps — it was always clear the project was in very capable hands. A special shout-out to Dylan and Sam as well. They worked incredibly hard on site and were just as meticulous and detail-oriented as Justin. I’m very particular, and the entire team treated my many questions with care and patience. We’re thrilled with the final result and would highly recommend Quain’s Property Development to anyone considering a renovation. They truly deliver a start-to-finish experience you can trust.Posted on Google![]()
